North Hendricks County residents express concerns regarding the proposed James Phillips Village project<\/strong>. The project is located just west the interaction of county road 1000N and 267 on the south side of the street.<\/p>\n

The proposal is for the rezoning of 178.5 acres of farmland to: <\/strong><\/p>\n

\u2022 371 single family detached resident units
\n\u2022 112 multi-family dwelling units
\n\u2022 Community Center
\n\u2022 220 student seminary school with a 200 person dormitory
\n\u2022 Private K-12 school of up to 780 students
\n\u2022 Green spaces – full size soccer field, tennis court, playgrounds, walking trails.
\n\u2022 Retention ponds and other features<\/p>\n

This project is being proposed by the same team who attempted to build a similar design in Clermont Indiana at the former Clermont Golf Course parcel.  That project was denied by the Hendricks County Commissioners in early 2021. <\/p>\n

\nWhere exactly is the proposed development located?<\/strong><\/p>\n

The overall project is just west of the intersection of County Road 1000N & Hwy 267, on the south side of the street. The 178.5 acre parcel current use is agriculture. This site is approximately 4 miles north of the I-74 & Green street (Hwy 267) intersection in Brownsburg.<\/p>\n

\nAt an informational meeting held July 28th at the Corinth Church (6590 E CR 1000N) residents expressed concerns:<\/p>\n

\u2022 Detrimental impact on area home values
\n\u2022 Significant departure from area’s established character and use
\n\u2022 Increased traffic and related issues
\n\u2022 Sewer \/ Sewage Treatment concerns
\n\u2022 Drainage and flooding concerns
\n\u2022 Potential impact on area aquafers
\n\u2022 Various other concerns<\/p>\n

The area residents are organized, have retained legal council, and are prepared to communicate their concerns to all parties at every step in the process.   Up to and including the final action by the county where the matter is decided before the Hendricks County Commissioners.<\/p>\n

Hendricks County Planning and Building Department Staff Letter, Closing Summary–
\n“<\/em>Overall, the proposal is mixed in compliance with the growth recommendation of the County\u2019s Comprehensive Plan and is likely outpacing the Brownsburg development area and the Town\u2019s plans.  Based on this information provided at the time of application, staff recommends the Plan Commission provide an Unfavorable Recommendation<\/u><\/strong> to the Board of County Commissioners.” —  ZA 499 – James Philips Village Staff Letter — <\/em>See the link below for the staff’s full report<\/p>\n
